The ground floor will feature retail, while the upper floors offer 440,000 rentable square feet (rsf) of office area. The average floor size will consist of 21,000 rsf floor plates, column-free design, floor-to-ceiling glass, with 9-foot ceilings and 16-inch raised floors throughout, which will enable rapid, total customization to meet tenants’ exacting needs. It will be directly adjacent to the new Utah Performing Arts Center (UPAC) on Main Street with easy access to mass transportation, including a TRAX (light rail) station on the corner across the street.
Preliminary designs include numerous technological considerations for 111 Main such as redundant data and electric feeds from independent substations, voice and data lines with fiber optic capabilities and a location for tenant generators will be made available. State-of-the-art and customizable security systems with turn-styles and 24-hour manned security will be part of the building’s offerings. The design includes innovative seismic engineering standards and to increase energy conservation, it will be equipped with fully automated HVAC systems. When completed, it is anticipated the building will be awarded a LEED Gold Certification.
